Creating added value through planning and construction-related facility management!

Many large construction projects in Germany still have the luxury of dispensing with expertise from technical building operations. This is also in light of the fact that construction and construction costs only account for around 20% of a property’s life cycle compared to 80% of operating costs!

In practice, the experience gained from building operations can be easily integrated into the planning and execution phases: If an experienced facility manager is included in the construction project team, the know-how and (extensive) experience from the day-to-day operation of real estate can be incorporated in a sustainable manner. The results are maintenance and servicing-friendly property operation, more cost-effective operation, including from an energy point of view, and a much more structured commissioning of the (new) construction project. Other pleasant “side effects” include improved property documentation, optimized internal logistics processes (supply and disposal, horizontal and vertical development, material flow management, etc.) and a more in-depth implementation of occupational health and safety aspects. In the digitalization of real estate operations (keywords BIM, CAFM, CREM), the facility manager can merge the planning and execution documentation with the technical, commercial and infrastructural operating documentation. This eliminates interfaces and results in seamless information management.

In summary, by integrating a facility manager into the construction project, high-quality properties are created and long-term property operation is optimized.
