The challenge
For the existing buildings at the Ludwigsburg site, a comprehensive technical due diligence of the buildings and technical systems had to be carried out in the course of a project. Due to the tight time frame, an external and experienced facility manager was sought for this purpose.
The solution
The automotive supplier BorgWarner has a global market share of 40 % for glow plugs for diesel engines. Facility manager Peter Schmidt worked closely with the facility management team at the Ludwigsburg site to assess the scope and status of the plant. In addition, extensive approval documents had to be compiled, viewed, evaluated and compared with the existing situation in terms of structural fire protection and during the course of the project. This also required time-consuming research at the building inspectorate in Ludwigsburg. As a result, it was possible to prove that the minor deviations in structural fire protection could be eliminated with manageable effort and that no comprehensive fire protection upgrades were necessary. Furthermore, important insights were gained into the status of the system and the remaining expected useful life.
