The challenge
The technical management of the third largest shopping center in Berlin showed deficits in the organization and monitoring of expert inspections. The management of infrastructural, technical and commercial building services required a high degree of coordination. At the same time, there are gaps in occupational health and safety with regard to legal requirements, while the demands on security management are constantly increasing and the focus is shifting in particular to measures to prevent crime and terrorism. The situation is determined by a highly competitive environment with 65 other shopping centers in Berlin alone, making professional vacancy management strategically important.
The solution
On-site technical management, implementation of a CAFM software solution for monitoring maintenance, inspections and expert audits, coordination of external service providers by means of weekly jour fixes and regular property inspections, introduction of sustainability reporting including recording of all energy consumption, waste flows and refrigerant emissions, coordination with the relevant Senate police authorities in crime and terrorism prevention, preparation of an anti-terror exercise in the shopping center.
