The challenge



An experienced facility manager was needed to oversee numerous tasks and interfaces for the commissioning of the new laboratory and office building “Innovationszentrum Hamm, IZH” in 2023.

The solution



With the commissioning of Der-Facility-Manager Peter Schmidt, a facility manager with many years of experience in the commissioning of complex buildings was integrated into the HAMTEC start-up team. This meant that all the classic tasks could be taken on, such as drawing up a maintenance and inspection calendar for the building services, accompanying the acceptance of the individual trades, checking the as-built documentation of the installer companies, negotiating and concluding maintenance and inspection contracts, supporting the establishment of operational occupational health and safety and fire protection and setting up warranty defect tracking. Further tasks in the course of the project included supporting the updating of the fire protection concept and accompanying the extended commissioning of the MSR technology.

Key data :



Laboratory and office building with approx. 3,500 m² gross floor area, in the immediate vicinity of Hamm-Lippstadt University of Applied Sciences and the Fraunhofer Institute SYMILA in central Hamm. Construction costs approx. EUR 12.5 million. Fully equipped laboratory with compressed air, demineralized water, osmosis, digestion, crane hall, etc. The building services include a fire alarm system, elevators, photovoltaics, an air-water heat pump, ventilation systems, as well as office and conference room technology for the numerous event options.
