Those who think earlier can benefit for longer.
Consider the entire life cycle of your property and optimize usage costs right from the planning stage.
You can only really control costs during the planning phase. Take advantage of the potential to create considerably higher quality and more economically and ecologically sustainable properties with just a little more effort. High quality means economic sustainability, which manifests itself in optimized technical, infrastructural and commercial property operation.

Why is construction-related facility management important?
Many large construction projects in Germany still have the luxury of foregoing the practical experience and years of expertise gained from technical building operations. The focus is usually on completing the project quickly and cost-effectively.
Unfortunately, it is still overlooked that construction and construction costs in the life cycle of a property only account for around 20% compared to the 80% of the subsequent operating costs!
One of the largest cost blocks in the operation of a property is technical maintenance, routine cleaning and operating costs for energy and external service providers. By integrating an experienced facility manager into the construction planning process, it is possible to identify operating costs when selecting services, materials and technical equipment. This leads to considerable cost savings during subsequent operation. This is because the planning phase is the last phase in the life cycle of a property in which there is still an active influence on cost development.
How does construction-related facility management work?
In practice, the experience gained from building operation can be easily integrated into the planning and execution phases: By integrating the facility manager into the construction project team, the know-how and (extensive) experience gained from the day-to-day operation of real estate can be incorporated into the planning process in a sustainable manner. The results are maintenance and servicing-friendly property operation, cost-effective operation, including from an energy perspective, and a much more structured commissioning of the (new) construction project. Other pleasant “side effects” are
- improved property documentation, also with regard to warranty management,
- the integration of a resource in the construction project team for all issues relating to maintenance, testing, inspections, servicing, repairs, services for the subsequent operation of the property, e.g. janitor, building technician, maintenance cleaning, security, etc.
- Significantly improved data quality for subsequent object operation
- Optimized internal logistics processes (supply and disposal, horizontal and vertical development, material flow management, etc.) and
- in-depth implementation of occupational health and safety aspects.
In the digitalization of real estate operations (keywords BIM, CAFM, CREM, AI-supported processes), the facility manager can merge the planning and execution documentation with the technical, commercial and infrastructural operating documentation. This eliminates interfaces and results in seamless information management.
The facility manager Peter Schmidt
- acts in the role of project manager for the implementation of possible databases, starting with the planning and ending with the subsequent object operation,
- ensures data quality for subsequent operation,
- creates a seamless warranty management system,
- builds structures and processes to fulfill operator responsibility,
- integrates sustainability aspects into the project,
- organizes and implements the implementation of certifications such as DGNB, BREEAM, LEED, etc. as required
- ensures a better quality building concept.
